Below you'll find the terms and conditions for using the Nestronaut platform for Airbnb arbitrage in Dubai. Last updated: May 11, 2025
1. General Provisions

Bitpalm Computer Systems & Communication Equipment Software Design LLC, hereinafter referred to as "Provider", operates an online platform for managing Airbnb arbitrage in Dubai under the domain "nestronaut.com", hereinafter referred to as "Platform". These Terms and Conditions govern the contractual relationship between the Provider and the natural or legal persons using the platform, hereinafter referred to as "Users".

By registering on the platform or using the services, the User accepts these Terms and Conditions. The Provider reserves the right to modify these Terms and Conditions at any time. Users will be notified of changes in a timely manner. Continued use of the platform after such notification constitutes acceptance of the modified Terms and Conditions.


2. Service Description

The platform provides users with tools and features for managing Airbnb arbitrage properties in Dubai. This includes in particular:

  • Management of rental and sublease contracts
  • Calendar management and synchronization with booking platforms
  • Automated guest communication
  • Management of cleaning schedules
  • Performance analysis and reporting
  • Support with DTCM licensing in Dubai

The exact scope of functionality depends on the pricing plan chosen by the user. The Provider reserves the right to change, expand, or discontinue features of the platform, provided this does not jeopardize the contractual purpose.


3. Registration and User Account

Registration is required to use the platform. The User affirms that all information provided during registration is true and complete. The User is obligated to keep their data current and to promptly notify the Provider of any changes.

Access credentials (email address and password) must be kept confidential by the User and may not be shared with third parties. The User is liable for all activities that occur under their access credentials. In case of suspected misuse, the Provider must be informed immediately.

The Provider reserves the right to block or delete user accounts if there is reasonable suspicion that these Terms and Conditions or applicable law has been violated.


4. Pricing Plans and Payment Terms

The use of the platform is subject to fees depending on the chosen pricing plan. Current prices and service scopes can be viewed on the Provider's website. All prices are in AED (United Arab Emirates Dirham) and exclude applicable value-added tax unless otherwise stated.

Payment is made monthly or annually in advance, depending on the pricing plan. A discount is granted for annual payment. Payment can be made using the payment methods offered on the platform.

In case of payment default, the Provider is entitled to block access to the platform. The blocking does not release the User from their payment obligation.


5. Term and Termination

The contractual relationship begins with the confirmation of registration by the Provider. The minimum contract term depends on the chosen pricing plan.

Termination can be made online via the user account or in writing (by email to hello@nestronaut.ae). The notice period is 30 days before the end of the contract term. Without termination, the contract automatically extends for the original term.

The right to extraordinary termination for cause remains unaffected. Cause exists in particular if the User violates essential provisions of these Terms and Conditions.


6. User Obligations

The User commits to:

  • Use the platform exclusively within the framework of applicable laws
  • Comply with local regulations for short-term rentals in Dubai, especially the provisions of the DTCM (Department of Tourism and Commerce Marketing)
  • Not infringe on third-party rights
  • Not upload content that violates applicable law
  • Not use the platform for unsolicited advertising
  • Not take actions that could impair the functionality of the platform

In case of violations of these obligations, the Provider reserves the right to block access to the platform and to terminate the contractual relationship extraordinarily.


7. Data Protection

The Provider collects, processes, and uses personal data of Users in accordance with applicable data protection regulations. Details are set out in the separate Privacy Policy, which is an integral part of these Terms and Conditions.

The User agrees that their data will be stored by the Provider and used for the provision of services. The Provider ensures that the data will not be shared with unauthorized third parties.


8. Limitation of Liability

The Provider is liable without limitation for damages resulting from injury to life, body, or health based on a breach of duty by the Provider, its legal representatives, or agents.

For other damages, the Provider is only liable if they are based on an intentional or grossly negligent breach of duty by the Provider, its legal representatives, or agents. Liability is limited to foreseeable, contract-typical damages.

The Provider assumes no liability for the accuracy and completeness of content provided by Users or for Users' compliance with local regulations.


9. Rights to the Platform

All rights to the platform, particularly copyrights, trademarks, and other industrial property rights, belong exclusively to the Provider. Reproduction, distribution, or public disclosure of the platform or parts thereof is not permitted without prior written consent of the Provider.

The Provider grants the User a simple, non-transferable right to use the platform during the contract term to the contractually agreed extent.


10. Applicable Law and Jurisdiction

The laws of the Federal Republic of Germany apply, excluding the UN Convention on Contracts for the International Sale of Goods. Place of performance and exclusive jurisdiction for all disputes arising from and in connection with this contract is Berlin, provided that the User is a merchant, a legal entity under public law, or a special fund under public law.


11. Severability Clause

Should individual provisions of these Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected. An effective provision that comes closest to the economic purpose of the invalid provision shall replace the invalid provision.
